About the Programme
What is Madinah Residents?
Madinah Residents is a luxury fractional residence programme in Al-Madinah, Saudi Arabia. You purchase monthly segments — one month per year for 25 years per segment — in a premium, fully furnished residence a few minutes from Masjid al-Nabawi.
Is this a timeshare?
It is a fractional lease arrangement — similar in structure to a timeshare — registered under Saudi Arabian law. You hold a documented, legal right to guaranteed monthly access to your residence for 25 years.
Do I own property in Al-Madinah?
No. You own the right to guaranteed, pre-scheduled access to a specific category of residence in our Al-Madinah property for a pre-defined month of the year that you purchase, in perpetuity of 25 years. This is built for people who can not live permanently in Al-Madinah, but want the convenience of returning every year as fractional residents.
Can non-Muslims purchase?
Our programme is designed exclusively for Muslim families, in full compliance with the regulations and sanctity of Al-Madinah.

About Capital Protection
How are my funds protected?
Your funds are held in escrow by a Canadian lawyer under a formal retainer agreement. They are transferred to a Saudi law firm's escrow account only under your authorisation. Madinah Residents never holds your funds directly. Two independent legal custodians protect your capital at every stage.
What is REGA Licensing?
REGA is the Saudi Real Estate General Authority — the official regulatory body for real estate in Saudi Arabia. Madinah Residents holds FAL licences for Brokerage, Property Management, and Consultation. This means we are legally registered and regulated to operate in the Saudi property market.
What is Tasattur Compliance?
Tasattur refers to Saudi anti-concealment laws that govern foreign participation in Saudi business and real estate. Our structure has been verified as fully compliant — your investment is above board and legally transparent.
What happens if Madinah Residents closes?
Your lease rights are legally registered and independent of the company's operational status. Your Beneficial Ownership Agreement and registered lease are documented in your name. Before you sign, you receive the full legal structure for independent review.
What if I cannot travel in a given year?
Request to list your month on Airbnb. Our on-site team manages every aspect of the rental on your behalf. You receive the income. Rental income from your unused month can cover your annual Umrah travel and expenses.

What is the full cost of one month over 25 years?
US $25,000 one-time payment, plus US $3,000 per year in maintenance fees (US $75,000 over 25 years). Total over 25 years: US $100,000 — approximately US $33 per night for a premium, professionally managed apartment minutes from Masjid al-Nabawi.
How is the maintenance fee paid?
Three options: annual upfront payment, monthly auto-debit from a Canadian bank account, or monthly credit card charge.
Can multiple people share one month?
Yes. Two or more people can jointly purchase a monthly segment and divide the time. One person is designated the main resident. One household occupies the residence at any time.
Can I buy more than one month?
Yes. No limit. 1 month at US $25,000, 2 months at US $50,000, up to 12 months at US $300,000. Buy as many months as your family needs.

How far is the apartment from Masjid al-Nabawi?
The apartment is a few minutes from Masjid al-Nabawi by car. Exact address and directions are provided on your consultation call. Virtual tours are available for those who cannot visit in person before purchasing.
Can I visit before purchasing?
Yes. We offer a viewing programme for serious prospective residents during a visit to Al-Madinah. A full virtual tour is also available.
Who manages the apartment when I am not there?
Our professional on-site management team maintains the apartment year-round — cleaning, inspection, and full preparation before every resident arrival. If you have requested Airbnb rental, our team manages every booking from check-in to checkout.
