The months you are away are let on your behalf. Where that income goes, who manages the booking, and what it realistically covers.
You purchase one month of the year. For the other eleven, the residence sits within the managed pool and is let on your behalf. You are not asked to find guests, handle keys, or answer messages at three in the morning.
Income from your unused months is credited to you. Against it sits the maintenance fee — US $50 a month, US $600 a year — which covers professional management, cleaning between stays, and the upkeep of the building.
In a normal year that income covers the maintenance fee and contributes toward the family's travel. We are careful not to promise more than that. Occupancy varies by season, Ramadan and Hajj behave differently from the rest of the calendar, and a year with a quiet market is a year with a smaller credit.
The apartment paying for itself is the goal, not a guarantee.
