What a 20-Year Lease Actually Grants You

Registered under Saudi law, documented in your name, transferable to your heirs — and what it deliberately does not include.

The word people reach for first is ownership, and it is worth being precise about what is and is not being bought. You are buying a registered right of access: one month of every year, in a specific residence, for twenty years, documented under Saudi law in your name.

What the lease includes

  • A 20-year lease registered through Ejar, the Kingdom's official rental registry.
  • A Beneficial Ownership Agreement executed in your name, not the company's.
  • The same month, every year, without rebooking and without price increases.
  • The right to pass the remaining years of the term to your heirs.

What it does not include

It is not a freehold title, and it does not make you a property owner in the Saudi land registry. Families who want that should look at the outright freehold route instead, which carries a different price and a different process.

We are deliberate about this distinction because the two are often blurred in the market, and a family that misunderstands what it holds will misunderstand what it can do with it.
